Know how much the opportunity costs are to start with. Rehabbing properties may be fun to you, but is it really worth your time? Or is it better suited to looking for the next great opportunity? If there is a chance to outsource the labor, do it. Make time for other parts of your business.

You must evaluate any neighborhood where you plan to buy investment properties. The property itself is important, but the location can be even more important. And you must know what the zoning laws are if you plan to use the investment location as a business. It is a good idea to talk with those around the property to see if the information you have is accurate.

Avoid buying just to own more properties. Even those newbies tend to think the more they own the better, most quickly realize that more is not necessarily better. Investigate completely before investing, and always choose quality over quantity. This makes sure your investments are good.
